Is it hard to sell or rent a condo near a railroad?

My roomate and I think we may want to go our separate ways in a fews years. And would consider renting the 3br 2 full bath unit or even consider selling. It sits on a tree lined quiet block and parking is not an issue. The only con about this place is the railroad. The balcony and two of the br’s faces it and its a real eye sore. Would this be a practical sacrifice? Also, sq footage is about 1200 which is very rare in ny.

  1. I would think it would be more difficult to sell being near a railroad. The lack of a good view will hurt the resale value as well. If you are a sound sleeper then it probably won’t bother you. Have you been in the condo when a train has gone by? I would make sure and see just how loud it is.

  2. Of course not…it would make a great find for the one who is hard of hearing or for the deaf. Just kidding.

    Really there are railroad buffs out there somewhere. Where theres a railroad theres a person who loves traveling these lines. It may not be every persons cup of tea, but there are others who might enjoy the view.

  3. It can be, however, I would imagine it would depend on how often a train comes by. Of course, you can get lucky and find a buyer who is a train buff. However, chances are you can expect to have offers come in under your asking price.

  4. It will effect the mortgage ability with some lenders. Appraisers will deduct from the value something for the location, so the unit will be have to be priced accordingly.
